Homeschool Your Child Using Themed Based Curriculum

Themes are a fun way to homeschool your child. A theme can be created from any topic that your child is interested in. A theme is simply a base topic from which you can teach from in your lesson plans. A few examples of themes are apples, bats, zoo, space, fun in the sun, or even Dr. Seuss. A cyst is a closed pouch of tissue that may be filled with pus, fluid, air or other material. Cysts may form within any tissue in the body but are not very common. Cystic involving the skin is a tender, sensitive and deep painful lesion that has the potential of producing long-term scarring. Cystic acne, caused by the overactivity and plugging of the sebaceous glands (skin?s oil glands) requires immediate treatment to prevent further complications. A variety of oral medications used to clear cystic acne include antibiotics (tetracycline and erythromycin), oral contraceptives and cortisone. Tetracycline and erythromycin are effective broad-spectrum oral antibiotics used to treat moderate to severe inflammatory acne. Tetracycline reduces inflammatory lesions of acne but is contraindicated in pregnant and breast feeding women, and children of less than 8 years of age. Doxycycline and minocycline, the synthetic derivatives of tetracycline are important therapeutic oral agents in the treatment of acne. Appropriate oral contraceptives that are valuable adjuncts in the treatment of acne in females include ethynodiol, norgestimate, norethindrone and norethindrone acetate. They act by inhibiting the overactivity of sebaceous glands (oil glands). In an attempt to treat cystic acne, the dermatologists might also opt for acne surgery, followed by flushing much-diluted cortisone gently through the cyst. Also, one might benefit by topical application of warm water, which often compresses cystic acne. In situations where other treatments fail to produce an improvement in the patients with severe inflammatory acne, isotretinoin (Accutane) may be prescribed. Isotretinoin (a derivative of vitamin A) is a very effective oral drug that can help prevent scarring. It acts by reducing the size of the sebaceous glands thus preventing the excess secretion of oil and decreasing the growth of bacteria. It has been estimated that up to 90% of patients? treatment with isotretinoin result in complete or almost complete recovery from cystic acne. Since isotretinoin can cause birth defects in the developing fetus, it is important that women of childbearing age are not pregnant and do not get pregnant while taking this medicine. First Ironman? Avoid the Race-week Hype

If you're heading for your first Ironman you'll find that there's a lot of things going on when you get to the host venue.Its easy to get caught up in the hype, but its important that you don't do anything that will have an adverse effect on your Ironman experience.The merchandise tent will open and will be full of t-shirts, jackets, sweaters and almost anything you can think of that will have that particular Ironmans name and year on it.Its always nice to buy some of these items, but I would suggest waiting until after the race before you make your really "big" purchases.Its after the race that the merchandise marked "finisher" will appear. "That's" what you want to be sure and get your hands on. It can be expensive, so allow for it in your budget. Some people tend to go over-board before the race and stock up on merchandise. They don't seem to realize that when they finish the race, the official finisher merchandise will have a lot of meaning to them.Keep in mind that "Ironman" is a trademark and this merchandise is available at race sites only.Usually on Wednesday the Expo tents will open. This is where you really have to be careful not to get carried away. You will see dozens of booths set up. You will see many new products that you've never seen on the market before. Nutitional supplements, footwear, swim goggles, wetsuits, bike equipment, bikes etc. etc. Most will proclaim to make your Ironman easier or faster.It may be true or not, but it's a huge mistake to try new things in a race that is only 3 or 4 days away. Why Bulgarian Residential Property Prices are Still Rising?

The increase in residential Bulgarian property prices in the
recent months has brought a disgusting amount of media coverage
of the market these days. You can actually read articles about
their property investment in almost all daily and weekly
newspapers and magazines. Property investment has become an
attractive topic even to government officials, whose public
statements have caused even more increased hustle around
residential property investment prices.

The Bulgarian property investment market is just another free,
unregulated market, where the mechanisms of supply and demand
command the movement of prices up- or down. At the same time,
their unique property investment market has some specific
characteristics all its own, which make it an extremely unique
market. Some of these characteristics include: their lack of
sufficient information; a reaction lag when it is compared to
the other sectors of the economy; non-standard product; lack of
a mobility of properties, in addition to, buyers and sellers;
and a limited number of transactions that are available in one
person’s lifetime.

What this means is that the smooth mechanisms of their free
market economy would be influenced by all of these factors and
should be seriously considered when you are analysing the
property market for your investment. Any economics student these
days would tell you that prices rise when either supply shrinks
or the demand for something increases. What has happened on the
Bulgarian property investment market this year in particular is
that both supply and demand have grown significantly with demand
outweighing supply and therefore leading to higher sales prices.

What is more interesting than this is what has actually caused
this demand to grow at such a pace in the first place. The size
of the population, their combined disposable income,
availability of mortgage credits and government actions can
influence demand for residential properties is directly
responsible for this.

The population of Bulgaria has been decreasing slowly in recent
years, but at the same time the poor economic conditions in the
countryside have forced many Bulgarians to move to the bigger
cities for in search of cheaper establishments. This has led to
an increase in the number of potential buyers of property
investment in Sofia and the bigger cities. Thanks to this the
property investment market has been its most active in these
markets and is expected to continue to be in the short and
semi-long term.

The number of people is not a sufficient reason in itself for
the increased demand for properties; the disposable income of
households is an extremely important factor as well. The steady
economic growth of the Bulgarian economy over the past few years
has allowed some portions of Bulgarian society to be able to
earn and save more money.

Disposable income of Bulgarians is even more enhanced by the
availability of mortgage loans where there wasn’t any before.
Although interest rates are still high at 8.5 to 12.5 per cent a
year, many Bulgarians have taken this opportunity to be able to
enjoy a new home now rather than wait for the right amount of
money to be accumulated in 10 to 15 years. The increased
competition between all of the commercial banks will cause even
more interest rate drops and stimulate the demand for
residential properties in the future.

The argument is that humans have certain things that they must have based solely on their status as humans. This belief is the basis of our American Constitution and the Bill of Rights. What then of the right to freedom of speech? Can someone make you unable to express your thoughts? Yes, they can simply by removing your right to life. Property rights? Stop paying your taxes and see if you keep grandpa's farm.One of the most talked about right in today's society is the right to keep and bear arms. This right is constantly being degraded. It is beginning to be seen as antiquated, unnecessary, and dangerous. This particular right is being fazed out of existence. People everyday say that this right is inherent in the American way of life and can never be taken away. Ask the Australians, the Canadians, or the British if the right to own firearms for protection can be taken away.Does a person have any rights? If a right is something you cannot have stolen from you, then yes each person has spiritual rights. No one can take from you your dignity. Truly they can make it hard for you to keep it, but it cannot be taken. You must give it up. No person can dictate to you what to believe. If you believe in God, no one can force you to stop believing in Him. They may be able to keep you from physically expressing those beliefs, but they cannot take God from you. You have the right to stand up for your rights. If you believe you have the right to something, you can always fight for the right to use those rights.This might be overly simplifying the idea, however it is important to know that when the founders of this country created our system, one of them was heard to remark, "We have given you a Republic. Lets see if you can keep it." It is up to each person to define their own rights and to refuse to give them up without cause. Here are some important things to keep in mind as you do:If you are visiting a dealer you will most likely be greeted by a friendly car salesperson who will start asking very soon if you have a vehicle to trade in. It's vital that you keep the car buying and car trading segments of the process completely separate if you want to get your best deal and know what you are spending, so just tell the salesperson that you are only interested in a straight sale at this point. Then let then know what vehicles you are here to see, and don't let them steer you away to another model instead.Be sure to make a thorough visual inspection of each vehicle that meets your criteria and make notes as you do so you can remember what your impressions were about each car that you looked at. Motion offense allows for great flexibility while putting great pressure on the defense.My coaching experiences with motion offense has grown from time spent with great coaches. Interim Rent: Equipment Leasing's Trap Door

Many lessees enter into lease transactions that they believe are competitive based on faulty rate assumptions. Most lease rate calculations don’t take interim rent into consideration. Interim rent is the trap door that allows lessors to receive increases in lease pricing. It is unpredictable and the amount can be arbitrary. By understanding how interim can impact your lease, you can close this trap door and enjoy the lease pricing you thought you negotiated.What is Interim Rent?Interim rent, also known as stub rent, is the rent that a lessor charges a lessee from the time the lessee accepts the leased equipment until the official lease start date. Most leases start on the first day of the month following equipment acceptance. In a lease with monthly payments, interim rent is calculated as follows: multiply the number of days in the interim period by the monthly payment amount and divide the product by 30. In the extreme case, interim rent can add almost a full periodic payment to the lease. In these cases it lifts the effective lease rate dramatically.The impact of interim rent in the extreme case can be seen in the following example: assume you accept a 36-month lease for equipment that cost $100,000. Also assume that the monthly payment is $3,113 per month, paid on the first of each month. Assume that the lease allows you to acquire ownership of the equipment for $1 at lease end. Therefore, your effective lease rate is 8%.Now assume that the interim lease period is 29 days. For simplicity sake, we will round the period to a full month and add it to the lease. The new effective rate for 37 payments of $3,113 is 9.7%. The new rate is more than 20% higher than the rate originally quoted by the lessor. This higher rate represents a trap door in your lease that produces more cost for you and a higher return for the lessor.The Purpose of Interim RentMany lessors justify interim rent as compensation for obligating themselves to pay equipment vendors on behalf of lessees in connection with lease transactions. As further justification, these lessors point out that lessees have use of the equipment during the interim period.Problems with Interim RentThere are two flaws in the reasoning offered by these lessors. First, interim rent is exorbitant since it is based upon the periodic lease payment instead of the lessee’s borrowing rate. Since each lease payment has a return-of-capital component, the periodic payment is not an appropriate standard to use for interim rent calculations. A calculation based on the lessee’s borrowing rate is probably a fairer measure.The second flaw in this reasoning is that lessors often have not paid for the equipment during the interim period. They may not have incurred any additional cost during this period. The net result is that lessees incur significant increases in their effective lease rates while lessors are able to sneak extra yield through a trap door in the lease. Interim rent can turn a competitive lease into a relatively high rate transaction.SolutionsSavvy lessees look for ways to limit or eliminate interim rent. They try to ensure that they receive the lease deal for which they bargained. Here are five strategies to blunt the impact of interim rent:1. Eliminate interim rent. Try to negotiate a lease that excludes interim rent. One way to eliminate interim rent is to have the interim period count as a partial payment period. Another partial payment period can be added at the end of the lease, such that the two periods constitute one full payment period.2. Pay interest instead of interim rent. Instead of paying interim rent based upon the periodic payment, base the interim payment upon the implicit transaction rate or your borrowing rate. This method will eliminate the return-of-capital component that plagues most interim rent calculations.3. Limit or fix the amount of interim rent. If you cannot eliminate interim rent, you can try to negotiate a limit on it. You can offer the lessor a fixed interim period, regardless of the equipment acceptance date.4. Manage equipment deliveries. Another strategy is to coordinate with the equipment vendor to schedule equipment delivery and acceptance towards the end of the month. End-of-the-month acceptances would ensure a reduction in interim rent since the interim periods would be short.5. Sale-leaseback at month end. As a last strategy, if allowed by the lessor, you could schedule a sale-leaseback of newly acquired equipment at month end. This strategy would also guarantee a short interim period.It is important to understand the impact of interim rent on your lease. Rather than assume that you will receive the lease rate quoted, review the lease carefully. If your lease includes interim rent, plan to negotiate this feature. Use one of the strategies above to reduce this potentially costly aspect of your lease. Estate Planning - Intent to Disinherit or Oversight?

Sometimes family and estate planning begins before the family is complete, particularly in an age where people (generally) are waiting until later to have children. In that case there could be grandchildren named in a will and others not, who are all in the same family. The reason may simply be that the children who were left out were not born when the will was made and it is too late to remake it. Fortunately, most states now have laws that are designed to remedy this situation.Generally children are protected if they are left out, because they are considered to be overlooked as opposed to specifically disinherited. Some states protect spouses and grandchildren under the theory that they have been omitted rather than excluded. But, states have a couple different ways of handling omitted relatives. Many states assume that if the testator (the will maker) had a chance or had not forgotten to do so, that they would have included the omitted relative. This is important because the suggestion is that naming the individual would have been the testator's intent had they recognized the omission. Other states make no mention of what the testator's intentions would have been, because they want a testator who intends to disinherit someone to do it using positive language rather than just not mentioning that person. Both of these approaches can fly in the face of the facts regarding what the testator wanted or intended. But, one thing is clear, if you intend to leave someone out of your will who is a close relative you must do so expressly. That can be done by saying something like, "And, to my wife Sheila I leave nothing," or "To my son Thomas, I leave the kick in the rear end I should have given him years ago."Such a scenario is a nightmare for your estate planner who knows that Shelia and Thomas will challenge your will because they have no reason not to. As was discussed in a previous article, it is better to leave a relative something that they are afraid to lose and use a no-contest clause in many instances. However, sometimes a client is clear in the desire not to leave a thing to one of his/her relatives.
